TECHNICAL INFORMATION


BUILDING LOCATION:

Budapest XIII. District, Gömb Street 17-21.

PROJECT DESCRIPTION:

The project is the 13th. District, at the corner of Gömb and Üteg Street. The number of apartments are determined by the installation plan and design of the available space by not loosing sight that the homes around the surroundings also determined the residents’ quality of life and the everyday feel of the green enviroments. We tried to establish the largest possible area green accordingly.

The building’s most important parameters:

  • Building has a staircase. The apartments can be approached also  by two modern furniture shipment elevators.
  • Apartments on the ground floor will have their own front gardens.
  • The building’s basement + ground floor + 6 floors designed for a total of 125 flats
  • A part of the inner courtyard apartments will be for the ground floor apartment’s private garden area, the remaining green area will be designed gardens for the rest of the residents
  • Car parking will be at a closed part of the ground level, and also in the underground  garage.

APPLIED MATERIALS, STRUCTURES, AND ELECTRICAL ENGINEERING BUILDING EXPECTATIONS:

 

  1. CONSTRUCTION

Foundation: Reinforced concrete slab foundation according to statical plans

Basement wall: Waterproof reinforced concrete wall

Facade walls: 30 cm thick ceramic walls of high thermal insulation capacity

Apartment partition walls: Silka sand-lime brick sound-proof walls. 25 cm thick.

Partitions: 10 cm thick. ceramic walls, improved sound insulation around the shafts by sand-lime brick walls

Ceiling: reinforced concrete floor plates both above and below.

 

 

  1. ARCHITECTURE

Facade plaster: Heat-insulating thin plaster facade system with color choices of by our designers.

Interior plastering: A masonry structures receive plaster, the ceilings will be without plaster, made by fairing.

Interior finishes: The walls and ceilings are given two layer fairing. The walls and ceilings everywhere receive two layers of white emulsion paint.

Warm Floor coverings: In the rooms and in the living quarters there is  substrate laminate floors installed on floated base, protected against knocking sounds (foam disc), placed in the same color as the choice of the covers.

Cold Floor coverings: The apartments ares like the kitchen, bathroom and toilet rooms will be made with floated base laminated flooring, paneling made with coldcover, min. PEI III. wear-resistant sheet metal casing at the surface changes with casing profile placements, according to the choice of the covers. The interior stairs will be made of ceramics.

Balconies and terracecoverings: Slip-proof frost resistant ceramic slate floors, can not be customized.

Wall covering: In the bathrooms, up to the height of 2.10 m, 1.20 m height of the toilet room glued tiles will be made of plastic. On the positive edges formed with edgeprotectors in accordance with the selected tiles.

Waterproofing: On the flat roofs and terraces therer will be plastic sheet insulation. Kent waterproofing insulation will be made to protect against the used-water in the bathrooms under the tubs and the showers and in 200 cm in height on the walls and corners with waterproofing corner reinforcement tape.

Closer Slab’s thermal insulation: thermal insulation above the roof slab, at least 18 cm thick.

Soundproofing Floors: Impact sound retardant insulation, 3 + 3 cm thick.

Flat entrance doors: Thermo protected safety door panels, steel frame and multi-point locking with security lock, MABISZ certification, can not be customised

Interior doors: retrofittable laminated doors with anodized aluminum handle, standard lock, the toilet and bathroom will come with toilet lock.

Street front windows: white plastic doors and windows with thermal break, anodised handle, contoured edge attached to the water drain system. Thermal insulation value: Uwindow=1,1 W/m2K

Facade shutters: Built-in roller shutter cases that comes without the installation of the shutters.

Tin metal works: The plumber structures (gutters, drains, wall tin-metals, chimnies) are made of painted aluminum plates (eg: Prefa).

Kitchen Appliances: The kitchen appliances are not included by the contract.

Furniture: The apartment is not coming with built in cabinet furniture

 

III. BUILDING ELECTRICITY WORKS

Energy supply: The power supply in the house is 2×10 + 1x16A. The distribution board over the door, lowered in the wall.

Alarm System Preparation: Alarm system preparation for each apartment, protective tubing lowered in walls. (Apartment door entering sensor, 3 motion sensor per each apartment).

Intercom: The Building’s entrance has the outdoor unit, indoor unit with intercom and door opener functions.

Phone: Every room equipped with a telephone jack. Wiring is made only inside the apartment.

Antenna: Each antenna connection is established in the living room. Wiring made inside the apartments.

Hardware: Plug sockets, plugs and switches, with multi-color range, variable and can be can be chosen with different frames. Type: Legrand Valena or a similar type and quality.

Lighting: lamp places are pre-made inside apartments, a contingent socket and with 60W bulbs. Protected luminaires are installed on the balconies.

Common areas: Corridors lighting can be switched on by framed time switch buttons. The garage has electronic opening system. The garage and the building’s common areas will receive a separate electricity supply measuring.

 

IV BUILDING TECHNOLOGY

Water and sewer installation: The condominiums has 1-1 cold water and sewage connections, with central water meter and water filter. The apartments have hot and cold water meters individually.

Water supply network: basic and rising water pipes inside the building are made of galvanized steel pipes.

Drain piping: mounted water network under the sink are made of PE material. Inside the building the sewage pipes are made by PVC and PVC KG.

Sanitary equipments: sanitary fixtures come in semi-white porcelain appliances, sinks, hand wash, wall-mounted toilet bowls according to the candidated plans. The bath tubs are white porcelain. Shower trays are white porcelain, without cabin.

Fittings: half-porcelain toilets (for example: Alföldi brand), are with built-in tank, with double-flushing water tank. Faucets, with ceramic insides and single lever chrome finish.

Type: Kludi or similar type and quality. The bathroom is designed by the architect’s plan has one standout for cold water and drain connections for the washing machine. In the kitchen there will a standout for a dishwasher with cold water and drain connection, made without a sink and faucet.

Gas installation: The building gas pipeline will be only built to the boiler room, the apartments has house-based heating. The stove and the oven will be powered by electricity.

Smoke exhaust: The boiler room of the house will be at the basement level. The sized chimney is routed above the roof.

Heating: The apartments will be built with individual heat meters, with shut-off switch-disconnectors and balancing valves. The apartments will have in the floor and side walls a protected plastic tube system. The heat dissipators in the bathrooms have towel dryer radiators, and in the rooms DUNAFERR type, or equivalent panel radiators. The radiators will be installed with thermostatic radiator valves.

Cooling: The living room of the apartments will receive preparation for air-conditioning. The electrical connection and condensation drainage will be built, also the connection between the indoor and outdoor units as well.

Ventilation: In the interior rooms (toilet, bathroom) a delayed wall ventilator will be installed, and will provide the ventilation through the common duct through the roof . In the kitchen, the electronic smell dispenser will have access to the system.

The Investor reserves the right to implement other same-quality materials, products and incorporate built-in materials, to choose and use other products included in this technical documentation instead, and that other than those above technical / construction solution if it provides the same or better quality.
